An office building on Bolshaya Andronievskaya Street in Moscow's Tagansky district: seven floors and a two-level underground car park. Since September 2026 our team has been installing a new addressable fire alarm system in it. The building stays in normal use, and fire protection is never interrupted.

Our scope

Installation and commissioning of an addressable fire alarm system on all nine levels of the building:

  • underground levels −2 and −1 with the car park, heat substation and main switchboard;
  • above-ground floors one to six;
  • the technical floor.

The system is linked to the building services and controls them automatically in a fire.

Systems

Fire alarm

About 2,064 addressable analogue smoke detectors and 45 manual call points along the escape routes. Eight Sirius control panels work as one system, and the operator sees the whole building on an Orion Pro workstation.

Fire control

The system's modules send commands to the voice alarm, smoke extraction, ventilation with fire dampers, lifts and access control. It receives release signals from the gas fire suppression systems in 20 rooms, and the fire alarm signal goes to the fire brigade monitoring post.

Fire-resistant cable lines

About 17.8 km of fire-resistant cable laid in certified fire-resistant cable systems along a route of about 17.5 km, which takes more than 52,000 direct-mount clips. Penetrations through walls and slabs are made in sleeves, and 458 openings are sealed.

Backup power

The system is powered by a first-category supply. If the power goes, 34 batteries keep it running for 24 hours on standby and one more hour in alarm mode.

How the work is going

  1. Above the ceiling. We opened the ceilings on every floor and studied the voids: the new routes thread their way between ducts, pipes and cable trays.
  2. From the bottom up. We started with the underground levels and the ground floor, home to the car park, the heat substation and the main switchboard.
  3. Floor by floor. Next come the sixth and technical floors, then floors two to five. The new system grows while the old one keeps protecting the building.
  4. Fire-resistant lines. We lay fire-resistant cable in certified cable systems and seal every penetration through walls and floors.
  5. Testing. Handover floor by floor, and at the end integrated tests and at least 14 days of trial operation.

What makes the project special

  • An operating building. The old system stays in service until the new one is commissioned, so protection never stops.
  • Ceilings. About 14,600 suspended ceiling tiles are taken down and put back. In roughly 40% of the rooms the ceilings are finished plasterboard.
  • Tall spaces. The building has double- and triple-height atriums, and ground-floor rooms are more than 14 metres high.
  • A crowded ceiling void. Ventilation, pipework and cable trays run above the suspended ceilings, and our routes are threaded between them.

Interesting facts

  • The building was completed in 1999 to a design by architects E. Badanova, A. Myznikov, O. Grigorash and Yu. Badanov.
  • Nearby stand the Andronikov Monastery, founded in the 14th century, and the main house of the Khryashchev–Shelaputin estate, a listed heritage building.
