Skolkovo Business Park

Power and lighting for the podium of the Skolkovo Business Park: 88 switchboards, about 1,450 luminaires and 183 km of cable, 79 km of it fire-resistant.

Skolkovo Business Park is a Class A office complex in Zarechye in the west of Moscow, with its buildings standing on a shared podium. In spring 2023 our team delivered the power distribution and lighting of the podium.

Our scope

We installed the power network and lighting of the podium:

  • main distribution boards, power and lighting switchboards;
  • cable lines, trays and conduit routes;
  • power supply for the fire safety systems;
  • normal and emergency lighting with exit signs.

An additional agreement in June 2023 added more lighting switchboards, temporary power for the ventilation plant rooms and the rerouting of some lines.

Main distribution boards and switchboards

Two main distribution boards and 86 switchboards:

  • 30 lighting boards;
  • 19 power boards for socket circuits;
  • 11 low-voltage system boards;
  • 18 fire safety system boards;
  • 6 boards for steam humidifiers;
  • control room and metering boards.

Normal and emergency lighting

About 1,450 luminaires and signs:

  • linear LED luminaires for technical and public areas;
  • IP65 luminaires for demanding spaces;
  • emergency luminaires and exit signs, about 480 in total.

The lighting is controlled by 252 switches and the lighting boards.

Cable lines

About 183 km of halogen-free, low-smoke cable, as required for offices and public areas. Every line is labelled: the estimates include almost 23,000 cable tags.

Fire-resistant lines

About 79 km of fire-resistant cable feeds the fire safety systems and the emergency lighting and keeps working in a fire. Cable penetrations through walls and slabs are sealed with fire-stopping materials.

Cable management

Perforated cable trays 100 to 500 mm wide on DKC hangers, about 16 km of steel and PVC conduit, over 6,000 junction boxes.

Protection and wiring devices

Surge protection devices, 237 socket outlets and wiring devices, and terminals for reliable connections.

How the work went

  1. Mobilisation. The technical brief gave us seven working days after signing to start on site.
  2. Routes. Cable trays, hangers and conduit routes under the podium slabs.
  3. Cables, switchboards and lighting. About 183 km of cable laid, 88 switchboards installed and wired, about 1,450 luminaires mounted and every line labelled.
  4. Additional works. In June, under an additional agreement, we installed more lighting switchboards, temporary power for the plant rooms and rerouted some lines.

What made the project special

  • A tight schedule. The contract was signed on 16 March 2023 with completion due on 30 June: about three and a half months for the power and lighting of the whole podium.
  • Several crews at once. Several electrical crews worked in parallel, with about 50 people on site at the peak.
  • People's safety. 18 fire safety switchboards, about 480 emergency luminaires and exit signs, and about 79 km of fire-resistant cable: the lines that must keep working when there is a fire in the building.
  • Order in the electrical rooms. Almost 23,000 cable tags, so any line in the switch room is easy to find during maintenance.

Interesting facts

  • The Class A business park stands on a 10.6-hectare site: six six-storey office buildings for about 10,000 workplaces and parking for almost 2,900 cars (rusdevelopers.ru).
  • The buildings are surrounded by an 8-hectare landscaped park with a pond, walking alleys and places to rest (zarya.one).
  • The architectural concept was designed by a British practice, and the landscape design was also done by an international team.
